Northfield is a design-build firm for architectural custom homes in Guelph and the surrounding countryside. We don't sell lots or spec plans — we build what you've actually designed, on the site you already own.


Why Ground-Up, Not Spec

Most "custom" builders are choosing from a catalogue. We start from your site survey.

A severed lot, an infill parcel, a rural acreage with a septic system to design around — every site we build on has its own constraints, and those constraints should shape the house, not the other way around. We work from your architect's drawings, or bring our own design partner in if you're starting from a blank site.

One contract covers design coordination, permitting, site services and construction. You're not managing a general contractor and an architect separately — you have one point of accountability for the entire build.

Topographic survey, soil and septic testing where applicable, severance or minor variance work if your lot needs it.

Design & Pricing

Architectural drawings finalized against a real budget — not a guess — before permits are drawn.

Permit & Pre-Construction

Full permit set submitted, site services coordinated, construction schedule locked before the first excavator arrives.

Build

Fixed schedule of site visits and cost reporting. No surprise change orders without a number attached first.

Do you build on my own land, or do you sell lots?

We build on land you already own or are in the process of purchasing. We don't sell lots or spec homes — every project starts with your site and your program.

What does a ground-up custom home cost in the Guelph area?

Most complete projects land between $1.2 million and $4 million depending on size, site conditions and finish level, exclusive of land. We give you a real number after the first site walk, not a per-square-foot rule of thumb.

How long does a custom build take?

From signed design agreement to keys, most homes take 14 to 20 months. Permitting and severance timelines in some townships add to that — we'll tell you honestly if your site is a slow one.

Do you handle severances, permits and site services?

Yes. We coordinate surveys, severance applications where needed, septic and well design in rural townships, and the full permit set with the local building department.
