Northfield is a design-build firm for architectural custom homes in Guelph and the surrounding countryside. We don't sell lots or spec plans — we build what you've actually designed, on the site you already own.
A severed lot, an infill parcel, a rural acreage with a septic system to design around — every site we build on has its own constraints, and those constraints should shape the house, not the other way around. We work from your architect's drawings, or bring our own design partner in if you're starting from a blank site.
One contract covers design coordination, permitting, site services and construction. You're not managing a general contractor and an architect separately — you have one point of accountability for the entire build.

Most complete projects land between $1.2 million and $4 million depending on size, site conditions and finish level, exclusive of land. We give you a real number after the first site walk, not a per-square-foot rule of thumb.
From signed design agreement to keys, most homes take 14 to 20 months. Permitting and severance timelines in some townships add to that — we'll tell you honestly if your site is a slow one.
Yes. We coordinate surveys, severance applications where needed, septic and well design in rural townships, and the full permit set with the local building department.
